Monument Realty tops out The Gallery in Chinatown

WASHINGTON, D.C. (February 11, 2026) — Monument Realty announced today that it has topped out The Gallery, a 12-story, 72-unit multifamily residential building located at 615 H Street NW in the Gallery Place–Chinatown neighborhood of Washington, D.C., directly across the street from Capital One Arena.

The project sits at the center of a neighborhood experiencing significant public and private investment, including approximately $800 million dedicated to the renovation of Capital One Arena and an additional $400 million focused on infrastructure improvements and placemaking initiatives.

The Gallery’s H Street tower represents the first phase of a larger mixed-use community spanning Eye Street and H Street between 6th and 7th Streets NW. The broader development will ultimately include three new apartment towers, restored historic townhomes, and a network of pedestrian alleys and courtyards. Together, these elements are designed to reactivate the urban fabric of Chinatown and create a distinctive residential environment. Designed by Davis Carter Scott and constructed by Donohoe, The Gallery will deliver the first new multifamily housing to Chinatown in more than a decade.

The luxury apartment building will feature a mix of one- and two-bedroom residences, ground-floor retail, and a rooftop amenity deck with a pool, indoor-outdoor bar, terrace spaces, and penthouse residences. The Gallery was also among the first projects selected to participate in the District’s Housing in Downtown (HID) Tax Abatement program, a competitive initiative intended to spur new residential development in downtown neighborhoods. The project is scheduled for completion by the end of 2026.

Hines also noted Monument Realty’s recent acquisition of Chinatown Row, a collection of eight historic townhomes along 7th Street NW totaling approximately 50,000 square feet of office and street-level retail space. Monument Realty subsequently sold the office component to Shakespeare Theatre Company and continues to operate the retail portion of the property. Additional announcements related to The Gallery and other District projects are expected in the near future.
