Chinatown Office

Chinatown has long been a popular area with DC’s residents and visitors alike—and a coveted area for developers. In 2010, through a combination of foresight, smart planning, and quick action, Monument Realty began to assemble parcels of property in the Chinatown neighborhood. One of our acquisitions on H Street consists of two parcels—one being developed with a Pod Hotel and one to be developed for office use.

Our planned Chinatown Office project will offer retail on the first two levels and Class A office space above. Parking will be accommodated below grade. The building design on the lower levels will match the scale and aesthetic of the smaller three-story buildings lining the block. The building facade will incorporate influences from neighborhood’s architecture.

Chinatown Residential

As part of Monument Realty’s Chinatown acquisition strategy over several years, we’ve assembled nine properties on Eye Street, NW for the development of a 150,000 SF, 10-story residential building.

The front of the property will consist of several historic row homes, which Monument will restore. One of these buildings will become a lobby for the residential project, with the rest offering retail on the lower levels and residential units above that will be accessible via a “mews-style” courtyard in the rear. On the other side of the courtyard will be a modern residential tower offering 100 to 145 homes. We’ll also restore an alley structure on the rear of the property, which will become a community center, and provide 92 parking spaces in an underground garage.

Riverside Square

Riverside Square is a brand new development located in Loudoun County, Virginia, the third-fastest growing and most affluent county in the United States. The shopping center fronts Route 7 and Riverside Parkway, adjacent to a new interchange, offering tremendous visibility to future retail tenants. This 90,000 SF shopping center is available to retail tenants such as restaurants, grocery, gas/convenience, pharmacy, and permitted for drive-thrus.

The property is within a 10-minute drive of more than 163,000 people with an average household income of more than $135,000 due to its accessibility along Route 7 and the new Riverside Parkway.
